The Alagem Capital team guided this 17.5-acre mixed use development through the entitlements and received unprecedented development approvals from the City of Beverly Hills in 2021. Located at the western gateway to Beverly Hills, the One Beverly Hills project features two luxury condominium towers and an ultra-luxury hotel and residences located on a common landscaped multi-level podium that includes parking, amenities, and various support spaces. The condominium towers include up to 303 units and are 412 and 463 feet in height. The multi- level podium includes 130,000 SF of residential amenities, including a spa retreat, recreational and restaurant spaces, and a fitness facility. These amenities will also be made available to select non-residents through a private club offering. Both the ultra-luxury hotel and residences and the private club will be operated by the renowned Aman Group. The project will also include new poolside guestroom rooms, a state-of-the- art conference center, retail boutiques and casual dining with a 10,000 SF rooftop dining pavilion, and an expansive renovation of The Beverly Hilton hotel. Designed by renowned landscape architecture firm RIOS, the site will be anchored by a curated 8-acre botanical garden featuring two miles of walking paths, a sculpture garden, pools and water features. The project is planned as a LEED Gold and WELL Certified development and includes water smart landscaping and graywater reclamation for irrigation.
The project was master-planned and designed by Pritzker Prize winning architect and designer, Lord Norman Foster and Foster + Partners. The design aspirations are set to achieve the highest levels of sustainability and wellness, to live and stay in the healthiest, most luxurious and environmentally sustainable property yet built.
